Rental Agreement – Nimi Group

According to Israeli law, Israeli citizens must add 18% VAT to the total price.

The swimming pool is open from April 1st to October 15th and usually operates 6–8 hours daily.


1. Occupancy and Guest Policy

  1. It is strictly forbidden to host more persons than agreed during travel planning. In case of additional guests, please inform the reservation office immediately.

  2. The apartment may only be used as a vacation rental, within the terms of the reservation made.

  3. Congregating in communal areas of the building is not allowed. We highly value the rest and privacy of our neighbors and will not tolerate violations.

  4. The person signing the lease contract is responsible for the appropriate behavior of anyone staying with them. If any person behaves irresponsibly, they will be asked to vacate immediately with no reimbursement.

  5. Guests may not make alterations to the apartment under any circumstances.


2. Smoking, Pets, and Substances

  1. Smoking on the property is strictly prohibited. If you smoke, the security deposit will be forfeited.

  2. No pets or animals are allowed in the apartment or common areas.

  3. The possession, use, or bringing into the apartment of illegal substances, firearms, or hazardous items is strictly prohibited.


3. Noise and Conduct

  1. Noise must be kept to a minimum level after 9:00 PM.

  2. Parties are strictly forbidden in the apartment and all common areas such as the terrace.

  3. The use of sound systems in common areas (stairs, terrace) is not allowed.

  4. The apartment is in a residential area. Guests must avoid excessive noise at all times.


4. Cleanliness and Use of Equipment

  1. Bath towels may not be used as beach or pool towels. Beach towels are available on request for an extra charge. A €50 fee will apply in case of misuse.

  2. Do not insert any metallic objects into the microwave.

  3. Please switch off lights and air conditioning when leaving the apartment. Failure to comply may result in a fine of up to $500.

  4. The main entrance door must be kept securely closed.

  5. The apartment must be left clean and in perfect condition. Garbage must be placed in the containers outside the building. Failure to comply will result in loss of the security deposit.

  6. Replacement of lost or stolen keys will be charged up to €50 per key.

  7. If a parking space is rented, please use only the assigned space.


5. Liability and Responsibility

  1. Any damage to the apartment or its contents must be reported immediately to the property manager. Tenants are financially responsible for any damage caused by misuse or negligence.

  2. Nimi Group assumes no liability for lost or damaged property or for accidents/injuries on the premises.

  3. We decline all responsibility for stolen valuables. We recommend using the safe and securely locking all doors and windows.

  4. Nimi Group is not liable for any direct or indirect damage resulting from misuse of the property by the customer.


6. Check-In and Check-Out Policy

  1. Check-in: From 15:00 PM

  2. Check-out: By 11:00 AM

  3. Late check-out without prior agreement will result in loss of the security deposit.


7. Cancellation Policy

  1. In the event of cancellation by the Tenant, no refund of the advance payment will be given.

  2. Force Majeure Clause: In the event of war, earthquake, tsunami, alien invasion, or any other force majeure event in Israel or abroad, the cancellation policy remains unchanged. No refunds will be issued regardless of the reason.


8. Security Deposit

  1. A valid foreign passport or local ID and a cash security deposit are required to validate the agreement.

  2. A credit card photo will be held as a security deposit. Nimi Group may apply this deposit to cover any obligations including extra rent, repairs, or other expenses. The deposit is refundable at check-out if there is no damage and the apartment is left clean.


9. Inspections and Access

At reasonable times, with 24 hours’ notice, Nimrod Erez and/or their representative may enter the apartment to inspect, carry out repairs, or show the unit to future guests.


10. Billing and Taxes

All taxes, charges, and expenses are included in the price unless otherwise specified.


11. Jurisdiction and Complaints

  1. Any complaint or claim by guests against Nimi Group must be submitted in writing or by email immediately, and no later than 3 days after departure.

  2. Any dispute arising between the parties will fall under the exclusive jurisdiction of the courts of Tel Aviv, Israel.


12. Acceptance of Terms

Renting an apartment from Nimi Group constitutes full agreement to all the above terms and conditions.


Important: If the guest leaves the air conditioning or electricity on while not in the apartment, a fine of up to $500 may apply.
